This very pretty 3-bedroom hamlet house had its facades in beautiful local stone completely renovated and its interior modernized from 2007 on, giving it a very special character. Some finishing touches remain to be applied, and it would be a perfect family home, as a primary residence, or second home. It is located on the edge of a small hamlet, away from any busy road, but ca. 35 minutes from Limoges’ centre and 10 minutes from the nearest amenities. It enjoys magnificent open views to the south and west over the rolling Limousin countryside.The Bourgeois-style houseThe house does not resemble the small longhouses with attached barns that we are used to seeing in our area, but rather a taller and brighter bourgeois/village house with an attached barn. It has two entrances. The front entrance is on the south side, and the back entrance is on the north side, passing through a canopied terrace. The house is accessed through a new open-plan layout on the ground floor, as the old partition walls, which previously formed four rooms, have been removed. This floor now features an L-shaped living room with an exposed solid oak staircase, a kitchen area with a central island, a lounge area with beautiful full-height wood-panelled cupboards, and a dining area with a wood-burning stove in the fireplace and large built-in cupboards. A utility room with a sink, storage space, appliances, a hot water tank, and a toilet completes the layout of this floor.
On the first floor, the four original bedrooms, on either side of a central landing, are now three with an ensuite bathroom for the largest bedroom, featuring two large full-height wardrobes. Finally, from the landing, there is access to a family bathroom with a shower and a bathtub, with some minor finishing touches to be completed.
A closed staircase leads from the landing to a large open loft under the eaves, to be finished. The area is bright thanks to several Velux windows and includes the beginnings of a shower room.
In the basement, accessible via an exterior door, an L-shaped cellar retains a third of its original flooring, while the rest has been replaced with a concrete block-and-beam floor. There you can admire the rocky bank on which the sturdy house rests!The outbuildings Adjoining the house, but with independent access, is a magnificent barn with fully repointed exterior walls (no, not just the front facade visible to passersby, as is often the case). It has benefited from a concrete floor in the stable and a paved floor in the open barn, as well as a complete renovation of its roof, including tiles and framework. It has a large open-plan floor area, with, in addition, a wooden mezzanine above the stable. Its barn door has been replaced with a large, very practical electric rolling gate. It currently serves as a (big) storage area, but could, subject to authorization, be converted by its future owner, as it is supplied with water and electricity. In addition, there is a good-sized, detached stone woodshed with a stable in front of the house, and two other stables behind the house incorporating an old bread oven, whose chimney is now missing following the change of its roof. A paved terrace with a built-in barbecue has been created in front of these latter stables, extending from the canopied terrace, to enjoy wonderful outdoor moments with family or friends.The gardenAs the house is no longer inhabited, the fenced vegetable garden located on the other side of the hamlet road, measuring ca. 4.000 sqft, needs to be replanted. The buildings are surrounded by over 2/3 acre of land, partially fenced and with a wooden gate and access ramp, as the majority of the land is raised above the road. The property is located on the edge of a hamlet to the north, offering superb uninterrupted views to the south and west. There is no intensive farming here, but rather wooded expanses, hills, and meadows where Limousin cows, famous for their tasty meat, graze peacefully! Most of the land is in front of the house, on the south side, and consists of lawn dotted with fruit trees. Behind the house and barn, a somewhat uncultivated lawn of approximately 800 sqft, higher than the front garden, connects to the neighbour's land behind, from which it is separated by a fence and a hedge.Access and amenitiesThe property is located in the small peaceful Haute-Vienne village of Neuvic-Entier, just a quarter of an hour's drive from the market town of Eymoutiers, along the Vienne River, and 10 minutes from Châteauneuf-la-Forêt, where all necessary amenities are located, as well as a very nice swimming lake. Two train stations, one in the same village just 5 minutes away and the other in Eymoutiers, 15 minutes away, allow you to use your car less, reaching Limoges in half an hour, for example. Paris can be reached in around 4 hours by train.
